Private Lending (Investor)

Do you have money to invest and are looking to invest in the security of real estate? We are always looking to add new investors to our database who are looking to invest amounts ranging from $20,000 – $1,000,000 in second mortgage and private lending. Please read below for more information.

Private Lending Guidelines (single investor)

When dealing with single private investors, we only grant the mortgages to clients if we would fund the deal with your own money.

JJMT Guidelines

  • Maximum loan to value (LTV) is 75%
  • All properties must be approved by the investor

Products

1) One year closed:

  • Rates from 12-13% (depending on size and difficulty)
  • 0.5-2% Lender fee (depending on size and difficulty)
  • Benefit: secured investment for one year
  • $500 renewal fee

2) Six month open:

  • Rates from 13-14% (depending on size and difficulty)
  • 1 -3 % Lender fee (depending on size and difficulty)
  • Benefit: greater return with higher turnaround
  • $250 renew fee

Questionnaire

  • What are your personal lending guidelines?
    • Do you only invest in properties that you would personally buy yourself?
    • Do you only invest in properties that you are able to drive to and view?
    • What is your max LTV?
  • Do you prefer investment option one or two?

Our goal is to use private lending as a temporary fix for our clients. We aim to get client out of the private 2nd within 6-12 months depending on the term. Scoremaker is a system we use to assist us with this procedure. Scoremaker uses algorithms to analyze a clients Equifax report and tells exactly how to repair their credit score. Furthermore, it tells us how many credit points can be redeemed in 45 & 90 days. This is why we offer option 2 using a 6 month open.
